Most mortgage valuations of development sites require the utilisation of the hypothetical development method of valuation as a check to the direct comparison method. In undertaking the hypothetical development assessment valuers may use a cashflow model to determine the development viability and the residual land value, targeting a particular profit and risk rate and internal rate of return.
